Boiler installations, Bath
AMW Heating are local specialists for boiler installations in Bath. Our Gas Safe and OFTEC registered engineers fit gas, oil and LPG boilers, and a good share of the homes we see here are older than the heating systems in them by a century or more.
Fitting a boiler in a Georgian terrace or a Victorian villa is rarely a simple swap. Thick stone walls, basement kitchens, awkward chimney breasts and several storeys of pipework all shape where a boiler can go and how its flue gets outside. We plan all of that at the survey, so there are no surprises on the day.
Modern condensing boilers are far more efficient than the old models they replace, which matters in big, draughty rooms. For more on that, read upgrading to an energy-efficient boiler, or start with an online boiler quote.
Period and listed homes
Every house is different, but in Bath the same handful of questions come up again and again. Here’s how we approach them.
Kitchens in basements, boilers in cellars, cupboards on half landings: we’ll look at every sensible spot and recommend the one that keeps pipe runs short and the boiler easy to service.
A condensing boiler needs a flue, and on a period façade its position matters. Where we can, we route flues to the rear or through the roof, using vertical or extended flue kits.
Much of Bath is a conservation area. Visible changes, such as a new flue terminal on a street-facing wall, may need permission; we’ll advise on this at the survey so you can check with the council before work starts.
Many Bath homes are listed. Work that affects the fabric of a listed building can need listed building consent, so we’ll plan the least intrusive route for pipes and flues and flag anything you should ask the council about.
A tall townhouse with bathrooms on more than one floor often needs a system boiler and a hot water cylinder rather than a combi, so every tap gets good pressure.
High ceilings need the right heat output. We can size new radiators for each room, including column radiators that look at home in a period interior.
Curious how the day itself runs? Our guide to what to expect from a boiler installation covers it, and our makes and models page compares the boilers on offer.
Before your survey
The more we know before we arrive, the better we can plan. A quick call to talk through your home helps us bring the right questions, and sometimes the right flue kit, to the survey.
Planning and listed building rules are for the council to decide, not us, but we’ll tell you where we think permission may be needed so you can check early.
[VERIFY WITH AMW — conservation area / listed building copy is new and deliberately hedged (“may need permission; we’ll advise”). Confirm AMW is comfortable advising on this and fits vertical / extended flue kits]
Smell gas? Don’t use electrical switches or naked flames. Open windows, turn off the gas at the meter if you can, leave the property and call the National Gas Emergency Service on 0800 111 999.

Why AMW in Bath
A local team based in Patchway, Bristol, used to older buildings and the care they need.
We spend time at the survey so the installation fits the building, not the other way round.
Dust sheets on floors and stairs, and a tidy finish when we leave.
If a combi won’t keep up with your household, we’ll say so, and explain the alternative.
Guarantees of up to 12 years on selected Worcester Bosch boilers when we fit them.
A combi heats water only as you use it, so in a house with two or three bathrooms spread over several floors, running two showers at once can be a struggle. A system boiler with an unvented cylinder stores hot water ready to go and delivers it at mains pressure to every floor.

Questions
Questions we’re often asked about new boilers in Bath. Can’t see yours? Call the team on 0117 990 2735 or browse all our FAQs.
Yes. We plan the least intrusive route for the boiler, pipework and flue, and tell you where we think listed building consent may be needed. The council makes that decision, so it’s worth checking with Bath & North East Somerset Council before work starts.
Often not, but it depends on where the flue goes. A flue on a rear wall or through the roof is usually less of an issue than one on a street-facing elevation. We’ll advise at the survey, and you can confirm with the council if there’s any doubt.
It depends on how many bathrooms you have and how many people use them at once. For bigger households over several floors we usually recommend a system boiler and a hot water cylinder, which gives strong pressure to every tap. Smaller flats and cottages often suit a combi very well.
Usually, yes. Moving a boiler means new pipework and a new flue route, which adds time and cost, so we’ll look at the options with you and include everything in your quote.
A like-for-like swap is usually done in a day. Moving the boiler or changing the system type, which is more common in older homes, can take two or three days. We’ll confirm timings on your quote.
Yes. An annual service keeps your new boiler efficient and its guarantee valid. See boiler servicing in Bath.

Bath is a World Heritage city, and its homes need a little more thought than most when a new boiler goes in.
The Georgian terraces and crescents built in honey-coloured Bath stone are what the city is known for, but there’s far more to its housing than that. Victorian terraces fill Oldfield Park and Larkhall, there are large villas on the slopes of Lansdown and Widcombe, and newer homes in areas such as Southdown and Odd Down. Many of the older houses are tall and narrow, with a basement and three or four floors above it, which is why hot water planning matters so much here.
Large parts of the city sit within a conservation area and many buildings are listed, so flue positions and visible pipework need care. Outside the city, some villages are off the mains gas network, and that’s where our OFTEC and LPG qualifications come in.
