UK law is clear about who is responsible for maintaining and servicing boilers in rental properties. The law stipulates that landlords or letting agencies must maintain boilers (and other gas appliances) in rented properties. The Landlord and Tenant Act (1985) states landlords are obligated to service the boilers in their rental properties once every year.
As a landlord, the law says that you must:
- Do a yearly gas safety check on all gas appliances and flues installed in your properties.
- Continuously maintain all flues, pipework, and gas appliances.
- Maintain a record of the gas safety check.
- Give a copy of the most up-to-date gas safety check certificate to your existing and new tenants.
As part of our Landlord Boiler Cover, we can liaise directly with your tenant to schedule the annual boiler service and will email you the certificate for your records as soon as it is completed.
As a landlord, you aren't always on the property to make a judgement call about whether to repair or replace a boiler. As part of our Landlord Boiler Cover, if any remedial works are needed, we can provide an onsite quote while there for the service. Our engineers will always discuss your options and will look to repair a boiler where possible before suggesting a replacement.
If your boiler is often needing repairs and is becoming costly then maybe it could be more cost-effective and efficient to replace your boiler with a new, modern model.
Boilers typically have a lifespan of approximately 10-20 years when properly maintained, showcasing their durability. Our suggestion is to consider replacing a boiler when persistent faults emerge, and the cost of repairs exceeds the expense of replacement. Modern boilers are very efficient, making a replacement not only a practical decision but also a potential long-term cost-saving measure.
"As a landlord, you are legally responsible for the safety of your tenants in relation to gas safety. By law you must:
- repair and maintain gas pipework, flues and appliances in safe condition
- ensure an annual gas safety check on each appliance and flue
- keep a record of each safety check
You should also keep your tenants informed about their responsibilities while they are staying in your property."
